The Development Services Department provides centralized development related services for the City of Eustis. Our department is a team of dedicated professionals, who work to provide you with the absolute best customer service in planning, building, and code enforcement. Over and above development review, the department is involved in a variety of land use-oriented special projects which benefit the community. These include economic development, annexations, housing policies, historic preservation and many other items.
Annexation & New Contruction Incentive Program
The City of Eustis is offering an annexation and new development incentive program to help property owners bring their land into into the city limits and also waiving water and sewer impact fees for new construction. For more information on these two incentive programs click here.
Gateway Corridor Improvement Matching Grant Program
The City of Eustis introduced the Gateway Corridor Improvement Matching Grant Program to improve the appearance of the major gateways into the City and encourage economic development and business investment in Eustis. For more information on the grant program and for an application click here.
Projects for Development Review Committee Meeting on Tuesday, July 10, 2018 will include the following:
2018-M-01 Valencia Grove II Concept Plan: Concept plan approval for a 110 unit multi-family project with affordable housing density bonus on 8.09 acres (13.6 dwelling units per acre). As the concept plan proposes a bonus density (over 12 units per acre), this concept plan will be presented to City Commission for approval. The site is located at the southeast corner of Mt. Homer Road and Dillard Road.
2018-CPLUS-04 Eustis Lake Club (Sharp’s Circle MHP): Future land use map amendment to change the future land use of 8.9 acres of property lying north and south of Lakeshore Drive, west of the CSX rail right-of-way from MH/RV, SR and GI to UR (Urban Residential).
2018-SP-02 Oakwood Apartments: Site Plan approval for a redevelopment project – a 14-unit multi-family project on 1.16 acres on the north side of East Orange Avenue, east of Glover Street. This project may proceed administratively as a Development Plan approval if the applicant modifies the site plan to eliminate the need for waivers to the land development regulations.
2018-SP-03 Storage Depot Expansion: Development Plan approval (administrative only) for expansion of an existing self-storage facility on 7.6 acres on SR 19 and McKinley Road. (This property was recently subject to a land use map amendment approved by the City Commission). The project includes construction of five buildings comprising 17,545 square feet in a General Industrial land use district. This project may be required to proceed through Site Plan approval with City Commission review if waivers to the Land Development Regulations are required.
2018-MOD-03 Sunset Park Skate Park: Administrative site plan modification of an existing site to construct the Sunset Island Skate Park.
